Building a new house is one of those things everybody wants a simple price for.
What does it cost to build a 2,000-square-foot house?
Fair question.
The problem is that two houses with the same square footage can cost very different amounts to build — and a bigger house can sometimes cost surprisingly little more than a smaller one.
A 1,800-square-foot ranch needs roughly 1,800 square feet of foundation and roof. A 2,400-square-foot two story might sit on a footprint closer to 1,200 square feet.
A third more house. A third less foundation.
That’s because square footage is only part of what you’re buying. You’re also buying a foundation, roof, kitchen, bathrooms, heating system, electrical service, excavation and all the other things every house needs whether it’s 1,300 square feet or 3,000.
That’s why a one-story design generally works out around 8% more per square foot than an equivalent two story. That’s geometry rather than a policy of ours — the same living space needs more foundation and more roof.
That isn’t a reason not to build a ranch. If you don’t want stairs, build the ranch. It’s your house.
It’s just important to understand that smaller and cheaper aren’t the same thing in new construction. If what you want is the least expensive new house we can reasonably build, that one has its own article.
And the house itself is only part of the project.
The numbers above don’t include the land, driveway or the site work required to put that house on a particular piece of ground. A flat lot with public utilities is a completely different project from a steep rural lot that needs a long driveway, well and septic.
So instead of giving you one useless “cost per square foot” number, let’s break down what actually changes the price of building a house in Central PA.
Take either one of those houses. Don’t change a thing about it — same plan, same cabinets, same windows. Build it twice.
On a flat in-town lot: public water and sewer waiting at the road, a forty-foot driveway, decent soil, and a delivery truck can back right up to the foundation.
On ten acres outside town: a well and a septic system, and a perc test before anyone can tell you what kind of septic system the ground will even take. Four hundred feet of driveway. A grade that has to be managed so water runs away from the house instead of toward it. Possibly rock.
Identical houses. Two genuinely different projects — and the gap between them is not small. That is the part people are surprised by, and it is why the property deserves more of your attention than the countertops do.
Which leads to the one piece of advice I’d put ahead of everything else on this page:
Have a builder walk the property with you before you buy the land. An hour spent looking at the lot before closing can uncover things that may cost tens of thousands of dollars later.
Most of what separates one new house from another at the same size isn’t structural. It’s the thousand selections that go into it. We talk about three levels, and the gap between the bottom and the top is large enough to buy a second garage.
Standard doesn’t mean cheap. It means we’re using good, readily available materials without spending money making everything custom — stock cabinets, laminate or quartz-look counters, LVP and carpet, standard trim and straightforward fixtures.
Solid.
Durable.
Nothing bespoke.
For a lot of homeowners that’s enough. If you’re building because you want a new house, a better layout and fewer problems than the existing homes you’ve been looking at, you don’t automatically need to turn every selection into an upgrade.
There’s a big difference between building inexpensively and building poorly. I’d rather control the budget through reasonable selections than try to save money on the structure or mechanical systems.
Semi-custom cabinetry, quartz countertops, hardwood or premium LVP throughout, upgraded trim, better windows and better fixtures. You’re spending more on the parts of the house you interact with every day.
It still doesn’t mean everything in the house is custom-made. For someone who wants a nicer house without pushing into full custom-home territory, this is probably the range I’d start looking at.
Custom cabinetry, stone surfaces, specified windows and doors, detailed millwork and higher-end mechanical systems. The house isn’t being built around a standard package of selections — the selections are being made for that particular house. That costs more, sometimes considerably more.
And this is where people need to be careful with the word custom. A house doesn’t need a top-of-the-range finish package just because you changed the floor plan.
If you want a house designed specifically for your family but you’re perfectly happy with stock cabinets and LVP, say that. We can separate where you want customization from where you don’t care about it. That’s usually a much smarter way to spend the budget.
This is the part I’d pay the most attention to. A homeowner might spend weeks comparing a $6,000 cabinet upgrade while they’re considering a piece of land that could change the construction budget far more than that.

On a several-hundred-thousand-dollar house, that’s real money. This is why I want to see the property before you buy it.
If you remember one thing from this page, make it this. Don’t buy a building lot because it’s pretty and then call the builder. Call the builder first.
We want to look at the grade. Where does the house actually sit?
How are trucks getting in?
Where are the utilities? Is there public water and sewer? If not, what are we dealing with for well and septic?
What’s happening with drainage? What does the soil look like?
Where are the setbacks? Are there obvious zoning issues with what you’re planning?
Can the house you want actually fit where you think it’s going?
Some of those questions require additional testing before there’s a final answer. That’s fine. The point of the first walk isn’t to know everything. It’s to find the questions that need answered before you own the problem.
A cheap lot can become a very expensive building site.
If the property has city water and sewer available, our pricing assumes the normal hookup. If you’re building on a rural lot that needs a well and septic system, budget roughly $30,000–$60,000. That includes the perc test — an evaluation of whether the soil can absorb wastewater adequately for a septic system, which also helps determine what kind of system the property can support.
Well and septic is one of the most variable lines in a rural new build. You don’t want to find that out after buying the property.
Around Selinsgrove, Lewisburg, Sunbury, Northumberland, Danville, Shamokin Dam, Milton, Watsontown and the surrounding Central PA countryside, you can go from municipal utilities to a rural property pretty quickly. Two lots ten minutes apart can be completely different construction projects.
The garage isn’t included in the living-square-foot number. For an attached garage that’s insulated and drywalled:

Again, this is why I don’t want somebody multiplying 2,000 square feet by $160 and deciding they’ve priced their house. You haven’t. You’ve established a starting point for the finished living area. Now we’re building the actual project around it.
The base house can be built on a slab or crawl space without an additional basement charge. If you want a basement, that gets added based on the footprint of the house, not the total finished living area.
A basement is priced off the footprint of the house, not the finished living area, and there is a wide gap between leaving it as poured walls and a floor and finishing it into rooms you can use. Framing, insulation, drywall, flooring and lighting roughly triple what the same square footage costs unfinished.
This is another place where a two-story house has an advantage. A 2,000-square-foot ranch has a much larger footprint than a 2,000-square-foot two-story. If you’re putting a full basement underneath it, that difference matters twice.

And there are two major things these figures do not include: the land itself, and the driveway. That’s the difference between talking about the price of a house and talking about the total amount of money you’ll ultimately have invested in the project.
Imagine one lot costs $50,000. It’s heavily sloped, needs well and septic, has rock and requires a long driveway and utility runs. Another lot costs $80,000. It’s relatively flat, has good access and public utilities sitting at the road.
The $50,000 property isn’t automatically the cheaper place to build. I’m not saying the $80,000 lot automatically wins either. I’m saying the sticker price on the land doesn’t tell you enough. The property and the house need to be budgeted together.
If your total project budget is $500,000, don’t design a $500,000 house and then start looking for land.
You still need somewhere to put it.
You may need a garage.
You may need a basement.
You may need well and septic.
You definitely need a driveway.
And the site may not be perfect.
Work backward from the total amount you’re comfortable spending. Then figure out how much house fits inside it. That’s a much safer way to approach new construction.
Both are legitimate ways to end up in the right house, and which one wins depends entirely on your situation. Buying gets you in sooner, and you can walk through the thing you are purchasing. Building gets you the layout, the site and the condition you actually want, without inheriting somebody else’s decisions or paying to undo them. Plenty of people we talk to have run the numbers both ways and landed on building — and plenty have gone the other direction. It’s worth working out properly rather than assuming either answer — I went through the whole comparison here.
Start with the finished living space. Then decide whether you’re building one story or two. Choose a realistic finish level. Add the garage. Decide what you’re doing underneath the house.
Then deal with the property. That’s the big one. A flat lot with public utilities and easy access is a different project from a wooded hillside requiring well, septic and a long driveway.
The house matters.
The dirt underneath it matters too.
