For the kitchen projects we price in Central PA, removing a load-bearing wall and installing the required beam can add roughly $6,000 to $18,000 to the project.
Sometimes that’s money very well spent.
Sometimes the wall isn’t actually the problem.
Before you knock it down, here’s what I’d want to figure out.
This is the obvious question, but it’s also where homeowners tend to start and stop.
A load-bearing wall supports something above it. That might be the floor above, ceiling joists, roof framing, or some combination of loads working their way down through the house.
Remove that wall and those loads still have to go somewhere. Usually that means installing a beam to carry what the wall used to carry.
But the beam itself is only part of the job. The ends of that beam need somewhere to bear. Those loads may need to continue through the floor below. And ultimately we need to know that the structure underneath can support what we’re putting on it.
Removing a load-bearing wall isn’t a matter of buying a beam and sticking it in the ceiling.
Sometimes it’s pretty obvious. Other times it isn’t.
We look at the direction of the floor and ceiling framing, what’s above the wall, what’s below it, roof construction, and where other structural loads are being carried. Basements are especially useful because we can often see more of the structure from underneath.
But old houses have a way of making seemingly simple questions less simple. Walls get moved. Additions get built. Openings get created. Framing gets modified.
Don’t assume a wall isn’t structural because somebody knocked on it and said it sounded hollow.
If there’s a legitimate structural question, we figure it out before demolition. And where engineering is required, we get it engineered.
Say we determine the wall is structural and removing it still makes sense.
Before the existing wall comes out, the structure above generally needs to be temporarily supported. Then the wall is removed. The new beam is installed. Posts or bearing points support the beam at each end. And we make sure those loads have an adequate path down through the structure.
Then everything around that structural work has to go back together. Drywall. Ceiling. Trim. Paint. Flooring. Electrical. Potentially HVAC or plumbing.
That’s why “remove wall” is rarely one line item.
The structural work affects everything touching the wall.
That depends on what the structure requires. A beam might be engineered wood, such as LVL, or steel.
LVL stands for laminated veneer lumber — an engineered structural product made by bonding layers of wood veneer together. It carries loads that ordinary dimensional lumber may not be able to handle.
Steel can carry substantial loads in a relatively compact section, which makes it useful when we’re creating a long opening or trying to keep the beam from becoming too deep.
But there isn’t a universal “kitchen beam.” The beam gets selected for the load and the span, not because one material sounds better than another.
Sometimes. This is one of the first things people ask when they want an open kitchen. They don’t want a beam hanging down between the rooms. I get it.
A flush beam can look great because the ceiling runs continuously through the opening.
But making a beam flush usually means more work. Instead of placing it below the existing floor or ceiling framing, we may need to cut back that framing, install the beam within the floor system and connect the framing into the sides of it. And sometimes the house simply doesn’t give us enough room to do that reasonably.
A dropped beam may be simpler and less expensive. Whether hiding the beam is worth the additional work is a design decision as much as a structural one.
I’d rather talk about that before construction than have somebody assume the beam is disappearing into the ceiling because that’s what they saw in the rendering.
This is where the project can get interesting. Kitchen walls are useful places to run things.
If we’re removing the wall, those things need somewhere else to go. Moving a few wires can be straightforward. Moving a large HVAC duct that feeds the second floor can be an entirely different problem.
A wall can be easy to remove structurally and still be difficult to remove mechanically.
That’s one reason we want to understand what’s likely inside it before the project is priced.
Imagine a wall has been sitting between your kitchen and dining room for fifty years. You remove it. There’s now a strip where that wall used to be.
If both rooms are getting new flooring, that’s usually part of the larger flooring plan. If you’re trying to preserve existing hardwood on both sides, things get more complicated.
Sometimes we can make the transition nearly disappear. Other times the honest answer is that you’re going to see where two old floors became one room.
That should be part of the conversation before the wall comes down.
Walls leave scars. Remove one and you’re left with a section of ceiling that needs repaired.
If the ceilings on either side have different textures, heights or finishes, opening the rooms can expose those differences.
Older Central PA homes may also have plaster instead of drywall. We’ve written separately about horsehair plaster and what it means during a remodel, because opening or modifying old plaster can involve considerably more repair than cutting into modern drywall.
Again, none of this means the wall shouldn’t come out. It just means the finished opening is part of the project too.
This is the question I care about more. Because you can spend a lot of money proving that a wall can come out. That doesn’t mean it should.
Maybe removing it gives you room for a large island, connects the kitchen to the family room and completely changes the way the first floor works. That’s a pretty compelling reason.
But I’ve also seen people want walls removed almost automatically, because “open concept” became synonymous with remodeling.
Open isn’t always better. Walls give you places for cabinets. They separate noise. They give rooms definition. They give you somewhere to put furniture. And sometimes removing one creates a giant room that’s actually harder to lay out.
I’d rather start with the floor plan we want and then determine which walls need to move. Not start by knocking walls down and figure out the floor plan afterward.
There’s a middle ground that gets overlooked. Maybe the wall doesn’t need to disappear completely.
We might create a larger opening. Widen an existing doorway. Remove half the wall. Create visual connection while keeping enough wall for cabinetry or furniture.
Sometimes that gets you 80% of what you wanted without restructuring the entire room.
It’s especially worth considering when the wall is carrying a lot of mechanical work, or when removing it completely doesn’t materially improve the kitchen.
The goal isn’t the biggest opening possible. The goal is the best house.
For our kitchen projects, we generally budget about $6,000 to $18,000 for removing a load-bearing wall and dealing with the structural work.

And occasionally we discover that what looked like a relatively simple wall removal is tied into a larger structural issue.
That’s why this isn’t something I’d price accurately from a photograph.
Structural alterations generally bring the project into Pennsylvania’s building-code and permitting process.
Pennsylvania uses the Uniform Construction Code, or UCC, and most municipalities administer and enforce it themselves or through a third-party code agency. The exact permit process therefore depends on where the property is located.
If structural engineering is required, the plans and structural details may also become part of that process.
For a kitchen where we’re simply replacing finishes, the permitting conversation can be very different from a kitchen where we’re altering the structure of the house.
Don’t let somebody tell you a structural beam doesn’t need to be dealt with properly because “it’s just a kitchen remodel.”
The house doesn’t care what we call the project.
That’s ultimately the decision.
Say your entire kitchen project is $90,000. Removing a structural wall adds $12,000.
If that $12,000 is the thing that turns a cramped kitchen and an unused dining room into a first floor that works dramatically better for your family, I’d seriously consider it. You’re already making a substantial investment in the house.
On the other hand, if we’re spending $12,000 primarily because you want to see the television from the sink, there may be better uses for the money.
Structural work should buy you something. Better layout. More useful space. Better traffic flow. A kitchen that finally works with the rest of the house.
That’s how I’d make the decision.
If you’re considering opening your kitchen, don’t start with “can we remove this wall?”
Start with “what should this part of the house look like when we’re finished?”
Figure out the kitchen. The island. The cabinetry. The dining area. The walkways. The way people will move between the rooms.
Then we can figure out whether the wall is preventing us from getting there.
Sometimes it is. And when that’s the case, removing it can be one of the best decisions in the entire remodel.
We’re not removing walls because open concept is fashionable. We’re removing them because the house works better without them.
